This session, which is geared towards condominium directors, will discuss the key amendments to the Condo Act proposed in Bill 106, Protecting Condominium Owners. On May 27, 2015, Minister David Orazietti introduced Bill 106, Protecting Condominium Owners Act. This Act includes three components: amendments to the Condo Act, 1998, the proposed new “Condominium Management Services Act 2015” and amendments to other related legislation. Synergy’s Sally Thompson has been an active participant in the last three years of public consultation including chairing the Finances Working Group and sitting on the Expert Panel. Before joining Synergy Partners, she worked with the Ministry on this bill.
The amendments to the Condo Act are significant. Most of the changes that will impact Reserve Fund Studies will be included in the regulations (which will follow at a later date), but the Act creates the framework to define adequacy, to get first year contributions closer to reality, and to clarify eligible expenditures.
The Condo Management Services Act covers licensing of condominium property managers.
Lastly, the bill extends warranty coverage to some condominium conversion projects, which increases consumer protection.

Synergy Partners is excited to announce that Sally Thompson has joined as a Principal. Sally has extensive experience with property condition assessments, reserve fund studies, performance audits and building renewal. Since September, Sally has been working as a Senior Policy Advisor for the Ministry of Government and Consumer Services on the Condominium Act Review team.
Sally is committed to improving the condominium industry. She is currently 1st Vice President of the Toronto Chapter of the Canadian Condominium Institute, sits on the Tarion Condo Task Force and has been heavily consulted as an expert in the public consultations on the Condominium Act over the last three years.

Sean has over 15 years of experience in meeting client needs on thousands of properties including many complex, high-profile assets and challenging properties with significant deterioration. He successfully led the Toronto area property condition assessment business unit at Halsall Associates through significant growth from 2008 through to 2014.
Pete has over 25 years of experience evaluating buildings and advising owners/managers on budgeting for future capital repairs. Pete has a passion for working on fast-paced, complex due diligence projects having worked on numerous high-profile property transactions.
